Welcome to the Dwarika City websites operated by Acres Infra Homes Pvt. Ltd. ("we", "us", "our"). These Terms of Use ("Terms") govern your access to and use of dwarikacity.in, phase1.dwarikacity.in, phase2.dwarikacity.in, and any related pages, advertisements, or lead forms (together, the "Sites").

By accessing or using the Sites, you agree to be bound by these Terms. If you do not agree, please do not use the Sites.

1. About Acres Infra Homes

Acres Infra Homes Pvt. Ltd. is a company incorporated under the Companies Act, 2013, having its registered office at 502 Sushma Regency, Danapur, Patna, Bihar, India. We are the developer of the Dwarika City residential plot projects at Bihta, Patna, comprising Dwarika City Phase 1 (Kutlupur, Airport Road) and Dwarika City Phase 2 (Gyaspur, Bahpura Road). The directors of the company are Mr. Sushil Kumar and Mr. Alok Kumar.

Acres Infra Homes Pvt. Ltd. is registered as a Real Estate Agent with the Bihar Real Estate Regulatory Authority (Bihar RERA) under the Real Estate (Regulation and Development) Act, 2016. Our agent registration certificate is available at this link and can be verified on the Bihar RERA website at rera.bihar.gov.in.

3. Information accuracy

We take reasonable care to ensure the information on the Sites is accurate and up to date. However:

• Prices, availability, plot sizes, dimensions, and amenities are indicative and subject to change without notice.
• Renderings, master plans, artistic impressions, videos, and photographs are for representation purposes only and may differ from the actual on-ground development.
• Distances and travel times to landmarks, airports, or amenities are approximate and derived from third-party mapping services.
• Home loan availability, interest rates, and eligibility are determined by the lending bank or housing finance company and are not guaranteed by us.

You are advised to verify all information independently, including by visiting the project site and reviewing the sanctioned plans and title documents, before making any purchase decision.

4. Enquiries and communications

When you submit an enquiry through any lead form, WhatsApp, phone call, or ad platform:

• You confirm that the information you provide is true, accurate, and belongs to you.
• You consent to be contacted by Acres Infra Homes and our authorised representatives by phone, WhatsApp, SMS, and email in connection with your enquiry.
• You consent to receive marketing and follow-up communications about Dwarika City for a reasonable period, and understand you can opt out at any time.
• Your data will be handled in accordance with our Privacy Policy.

5. Site visits

Site visits at Dwarika City Phase 1 and Phase 2 are by prior appointment. When visiting:

• You must follow the safety instructions provided by our on-site team.
• You visit the site at your own risk. Acres Infra Homes is not liable for any injury, loss, or damage sustained during the visit, except where caused by our gross negligence.
• You may be asked to produce a valid photo ID.

6. Intellectual property

All content on the Sites — including the Dwarika City name and logo, the Acres Infra Homes name and logo, text, images, videos, brochures, master plans, layouts, and design elements — is the property of Acres Infra Homes Pvt. Ltd. or its licensors and is protected by copyright, trademark, and other intellectual property laws.

You may view and download content from the Sites for your personal, non-commercial use only. You must not copy, reproduce, modify, publish, distribute, or use any content for commercial purposes without our prior written consent.

7. Acceptable use

You agree not to:

• Use the Sites for any unlawful, fraudulent, or malicious purpose.
• Attempt to gain unauthorised access to any part of the Sites, our servers, or connected systems.
• Introduce viruses, malware, or other harmful code.
• Scrape, harvest, or extract data from the Sites using automated means without our prior written permission.
